How I help you read a home warranty plan, and the systems and appliances a plan may name.

What I Do

I am not a repair crew. I am the person who helps you understand a plan before, during and after a breakdown.

Plan Walkthroughs

I go through a plan with you, line by line, in plain words.

Item List Checks

Tell me what sits in your home and I show you which items a plan names and which ones it skips.

Request Prep

I help you gather the brand, model and symptoms before a request goes in.

Upkeep Pointers

Simple habits that keep a request on solid ground.

Renewal Reviews

Before a plan renews, I check whether it still suits your home.

Straight Answers

Ask me about exclusions, service fees or limits and get a direct reply with no sales pitch.

What a Plan May Name

Plans tend to split the house into two groups. These are the items I see listed most often when I read through a plan with someone.

Built In Systems

  • Furnace and heating
  • Central air conditioning
  • Ductwork
  • Water heater
  • Plumbing lines and drains
  • Electrical panel and wiring
  • Garbage disposal
  • Ceiling fans

Household Appliances

  • Refrigerator
  • Range and oven
  • Cooktop
  • Dishwasher
  • Built in microwave
  • Clothes washer
  • Clothes dryer
  • Ice maker

The exact list depends on the plan you pick and the exclusions written into it. I will always point you to the wording itself.

Words Worth Knowing

Plan agreements lean on a handful of terms. Here is how I explain them when someone asks.

Normal Wear
The slow breakdown that comes from everyday use. This is the kind of failure a plan is built around.
Service Fee
A set amount you pay when a technician comes out for a request. Your agreement states what it is.
Exclusion
A part, cause or situation the plan does not include. I always read these with you first.
Preexisting Issue
A problem that was already there before the plan began. Most plans leave these out.
Coverage Limit
The most a plan will pay toward a single item or request. It varies from plan to plan.
Waiting Period
A short stretch after signup before requests can be made. Not every plan has one.

More Questions I Get

These land in my inbox often. Have one that is not here? Send it over through the contact page.

Some plans ask about the condition of your items. I let you know what a given plan expects before you sign up.

Many plans let you add extra items for an added cost. I point out which ones are offered and what they include.

Plans handle this differently. Some pay toward an upgrade and others set a limit. I show you where your plan answers it.

No. Insurance looks at sudden events like fire or storms. A warranty plan looks at items that wear out from normal use.

Most agreements spell out a cancellation process. I help you find that section and read it through with you.
